Please be aware of the following:
1. If opening of a road or berm is required for installation of utilities a
permit must be obtained.
2. If a “paper” road is to be developed a permit must be obtained.
3. Driveway installation requires a separate permit.
4. Stormwater runoff must comply with Borough Codes.
5. All residential construction will comply with ICC 2006 International
Residential Code.
6. All commercial will comply with the ICC 2006 Building Code, Mechanical
Code, Energy
Conservation Code, Electrical Code, Fuel Gas Code, Fire Code, Existing
Building Code and
Urban-Wildland Interface Code.
7. Completion of construction requires a final Occupancy Permit.
8. Grading must comply with Ordinance 249 and Zoning Ordinance 225.

General

Residential Stormwater Management
_____ 1. Provide area of imperious surface (pavement & roofs) on proposed
development site plan.
_____ 2. If area is under 400 s.f. in surface area no additional work is
required and “best management practice” methods shall be used.
_____3. If area is between 400 s.f. and 3000 s.f. use the Standard Rock Sump
Design Procedure to size stormwater detention system. Alternatively,
commercially available systems shall be considered as well as surface ponds
_____4 Submit detention system plans, material specifications, and product
literature for review.
Façade
_____ 1. All façade features (siding, windows, door and roof) to be 90%
complete.

Mechanical Systems

AFFIDAVIT OF EXEMPTION
BOROUGH OF BRADFORD WOODS
The undersigned affirms that he/she is not required to provide workers
compensation insurance under the provisions of Pennsylvania’s Workers
Compensation Law for one of the following reasons:
____ Property owner performing own work. If property owner does hire
contractor to perform any work pursuant to building permit, contractor must
provide proof of workers compensation insurance to the Borough. Homeowner
assumes liability for contractor compliance with this requirement.
_____ Contractor has no employees. Contractor prohibited by law from
employing any individual to perform work pursuant to his building permit
unless contractor provides proof of insurance to the Borough.
_____ Religious exemption under the Workers Compensation Law. All employees
of contractor are exempt from workers compensation insurance (attach copies
of religious exemption letters for all employees).

NOTICE: Any permit issued pursuant to the approval of this application may
be revoked if the issuance of the permit was based upon any incomplete or
inaccurate information or it violates any Bradford Woods Ordinance,
Pennsylvania Statutes, United States Laws, or Court Precedents.

b. HIGHWAY OCCUPANCY PERMIT – (If proposed driveway abuts on Wexford Run
Road)
NOTE: No installation can take place until a site inspection has been
conducted and the permit issued by an Authorized Representative of the
Borough. After issuance of the permit, installation shall be in strict
compliance with the specifications so noted on the permit.
Driveways shall be graded for proper drainage and surfaced with asphalt,
stone, brick, concrete or other approved material so as to provide for a
durable surface and have storm water runoff controlled. NO DIRT DRIVEWAYS
ARE PERMITTED.
The applicant certifies that the above information is complete and true and
correct to the best of the applicant’s knowledge and belief. The applicant
also agrees to comply with all the provisions of Bradford Woods Ordinances,
Codes and Regulations, and all other applicable laws and regulations of
Allegheny County, Commonwealth of Pennsylvania and the United States,
whether or not specified in this application.
THE APPLICANT AGREES THAT IF A PERMIT IS ISSUED, THE PERMIT MAY BE REVOKED
BY ADMINISTRATIVE ACTION OF BRADFORD WOODS IF COMPLIANCE WITH THE FOREGOING
